How does a mortgage broker help?
A broker works with you to understand your goals and financial situation, explains the loan options that may be available to you, and helps you prepare and submit an application. A broker can also explain loan features and costs, coordinate with the lender through the process, and keep you updated up to settlement.
What information do I need to provide?
Lenders generally ask for proof of identity, evidence of income, details of your living expenses, and information about existing debts and assets. The exact requirements vary between lenders and by loan type.
Can I get pre-approval?
Many lenders offer a form of pre-approval, sometimes called conditional approval. It is an indication from a lender, based on the information provided at the time, of what they may be prepared to lend — it is not a guarantee of final approval. Pre-approvals are usually subject to conditions and have an expiry period.
Should I refinance my home loan?
Whether refinancing is worthwhile depends on your current loan, the alternatives available, the costs of switching and your objectives. Refinancing does not always result in a saving. Exit costs, application and valuation fees, government charges, lenders mortgage insurance and a longer loan term can all affect the outcome.
How much can I borrow?
Borrowing capacity depends on your income, expenses, existing commitments, dependants, credit history, the loan type and each lender's credit policy. Lenders also assess repayments at a buffered rate above the actual interest rate. Our calculator gives an indicative estimate only.
How long does the loan process take?
Timeframes vary considerably depending on the lender, the loan type, how quickly documentation can be provided, valuation requirements and the complexity of the application.
